Our Building Process:
- INITIAL CONTACT
Every project starts with an initial Contact. We will discuss your ideas for your project and answer all of your questions and concerns. During this initial meeting, we can both decide if we’re a good fit and will be able to work well together on this most important project.
- ON-SITE VISIT
The next step is to evaluate your building site if you already have one. We want to design a home that’s perfectly suited to your property. There are many things that I need to take into consideration during the design process.
- BUDGET
After the initial consultations, it’s time to talk about your overall budget for this project. The last thing we want to do is provide you with a proposal that is way out of your budget range. Because we have built many homes before, and have extensive product knowledge, we can create the most cost-effective designs to stay within your budget.
- DESIGN PHASE
Once the initial consultations and budget discussions are out of the way, the really exciting part of the process begins – we start to design your home. At this time, we ask for a deposit for design fees. Of course, this deposit will be credited in full towards the cost of your home.
- PROPOSAL & CONTRACT SIGNING
Now it is time for us to present you with your project quote. This price will not change unless you decide to make changes and or upgrades to the plan. We believe in complete transparency. Once we both agree, you will sign the building contract.
- SUBMITTING PERMITS
There’s a lot of paperwork involved in any new home construction. Before we start to build your new home, we have to get approvals from the local CRD. We ensure that your project meets all zoning, environmental, engineering, and access requirements. We prepare and submit all documentation required for the Provincial Homeowner Protection Office (HPO) and New Home Warranty registration, construction insurance, and workers’ compensation.
- CONSTRUCTION TIME
Once we have the approved building permits in place, construction can begin. We work with the most knowledgeable trades and sub-trades. From there on we will send you weekly progress reports and pictures along the way. Some of our clients live out of town so we like to keep them informed and along for the ride as best we can.
